CAN YOU HOLD A PLACE BEFORE I APPLY?
Applications will be be taken in the order that they are received. Once an application is paid for and submitted, the application is reviewed and a decision is made within 24 hours. -
DO I PAY FIRST MONTH’S RENT AND LAST MONTH’S RENT WITH MY SECURITY DEPOSIT?
This can vary depending on the location of the property. As a rule of thumb, your move in fee and first month’s rent is paid at the lease signing for any unit in the city of Chicago. If the property is NOT located in the city of Chicago, the first month’s rent and security deposit is due at the lease signing. -
HOW OLD DO YOU HAVE TO BE TO APPLY?
Any persons over the age of 18 that will be residing at the property will need to apply. -
IS THE DEPOSIT REFUNDABLE?
Security deposits are refundable, move in fees and pet fees are not. However, per the lease agreement, deductions can be taken out of the security deposit for the following reasons: unpaid rent, damage, excessive wear and tear, and cleaning costs to return the unit to move in condition. -
WHO NEEDS A COSIGNER?
Applicants whose combined gross income is not at least three (3) times the monthly rent amount or do not meet minimum credit scoring. -

I WANT TO GET A PET. WHAT DO I DO?
Each property has different pet rules and restrictions. Please reach out to us prior to purchasing any pets to make sure the pet you are considering would still be in compliance with your lease. -
I WANT TO MOVE OUT, BUT MY ROOMMATE WANTS TO STAY. WHAT DO I DO?
All tenants are bound to the lease agreement until the end of the lease term. If a roommate wants to be removed from the lease, this must be handled during the lease renewal, 60 days prior to lease expiration. -
MY LEASE EXPIRATION IS COMING AND I WANT TO MOVE OUT. WHAT DO I DO?
Our office will reach out to you 60 days prior to the end date of your lease. Please let us know at that time if you’re planning on moving out and we will walk you through the proper move out procedures. -
WHO IS RESPONSIBLE FOR PAYING FOR REPAIRS & MAINTENANCE REQUESTS?
Please refer to your tenant handbook and Lease which outlines repairs and maintenance. Tenants are responsible to enter all requests by submitting via their online tenant portal or calling the hotline number 630-812-7028.
Leasing & Move-In

How do I apply for a rental?
Applications are submitted online through AppFolio. A $75 non-refundable fee per applicant applies. -
What are the requirements for approval?
Applicants must pass credit, background, income, and rental history checks. Income must be at least 3x the monthly rent in net income. -
Do you accept Section 8 vouchers?
Yes. However, applicants must still meet credit and rental history requirements. Voucher amount must meet or exceed asking rent after utility allowances. -
What fees are due before move-in?
First month's rent, an admin fee, a resident amenity fee, and, if applicable, a security deposit or surety bond.
Rent Payments

When is rent due?
Rent is due on the 1st of each month, with a grace period until the 5th. Late fees apply after the 5th. -
What payment methods are accepted?
Payments can be made via the resident portal using ACH, credit/debit card, or direct deposit. -
Can I set up a payment plan?
Yes, payment plans are available under specific conditions. A down payment is required, and the balance must be paid in installments.
Maintenance & Repairs

How do I request maintenance?
All requests must be submitted through the resident portal. Emergency requests should be made via phone to 312-313-8553 ext 2. -
What maintenance is the tenant responsible for?
Tenants are responsible for routine tasks such as replacing light bulbs, unclogging drains, changing furnace filters, and maintaining cleanliness. For a full list of tenant responsibilities, please refer to the LPM tenant handbook.
Pets & Guests

Are pets allowed?
Pets are allowed in LPM pet friendly buildings. A PetScreening profile will need to be created and active. A monthly pet fee applies. Service animals and ESAs are permitted with proper documentation. -
Can guests stay overnight?
Yes, but extended stays require landlord approval.
Lease Renewals & Move-Out

How do I renew my lease?
LPM will send renewal offers at least 60 days before lease expiration. Rent increases may apply. -
What is required for move-out?
A 30-day written notice is required. The unit must be cleaned and returned in its original condition. A move-out inspection will determine any deductions. -
How is my security deposit returned?
Security deposit refunds are processed within 30 days after move-out, minus any deductions for damages or unpaid balances.
Lease Violations & Evictions

What happens if I break my lease?
Tenants terminating a lease early must pay a buyout fee equivalent to 3 months' rent or the remainder of the lease, whichever is less. -
What if I don’t pay rent?
If rent remains unpaid after the grace period, a late fee is applied. If no payment is made, a legal notice is issued, and eviction proceedings may begin.
