CAN YOU HOLD A PLACE BEFORE I APPLY?
Applications will be be taken in the order that they are received. Once an application is paid for and submitted, the application is reviewed and a decision is made within 24 hours. -
DO I PAY FIRST MONTH’S RENT AND LAST MONTH’S RENT WITH MY SECURITY DEPOSIT?
This can vary depending on the location of the property. As a rule of thumb, your move in fee and first month’s rent is paid at the lease signing for any unit in the city of Chicago. If the property is NOT located in the city of Chicago, the first month’s rent and security deposit is due at the lease signing. -
HOW OLD DO YOU HAVE TO BE TO APPLY?
Any persons over the age of 18 that will be residing at the property will need to apply. -
IS THE DEPOSIT REFUNDABLE?
Security deposits are refundable, move in fees and pet fees are not. However, per the lease agreement, deductions can be taken out of the security deposit for the following reasons: unpaid rent, damage, excessive wear and tear, and cleaning costs to return the unit to move in condition. -
WHO NEEDS A COSIGNER?
Applicants whose combined gross income is not at least three (3) times the monthly rent amount or do not meet minimum credit scoring. -
HOW DO I PAY RENT?

I WANT TO GET A PET. WHAT DO I DO?
Each property has different pet rules and restrictions. Please reach out to us prior to purchasing any pets to make sure the pet you are considering would still be in compliance with your lease. -
I WANT TO MOVE OUT, BUT MY ROOMMATE WANTS TO STAY. WHAT DO I DO?
All tenants are bound to the lease agreement until the end of the lease term. If a roommate wants to be removed from the lease, this must be handled during the lease renewal, 60 days prior to lease expiration. -
MY LEASE EXPIRATION IS COMING AND I WANT TO MOVE OUT. WHAT DO I DO?
Our office will reach out to you 60 days prior to the end date of your lease. Please let us know at that time if you’re planning on moving out and we will walk you through the proper move out procedures. -
WHO IS RESPONSIBLE FOR PAYING FOR REPAIRS & MAINTENANCE REQUESTS?
Please refer to your tenant handbook and Lease which outlines repairs and maintenance. Tenants are responsible to enter all requests by submitting via their online tenant portal or calling the hotline number 630-812-7028.
